The Residential Appraisal Report
Residential appraisal reports are typically completed on a form. One such form is called the Uniform Residential Appraisal Report (URAR). This is a popular Fannie Mae form also known as form 1004, which is used solely for single-family residential property. There are different forms for condos (form 1073) and 1-4 unit multi-family property (form 1025). The appraiser completes the report form by filling in the applicable form fields.
Commercial appraisal reports can be completed on a form but are typically completed in a narrative format. Rather than filling in a form, the appraiser writes out all the details of the appraisal. Charts, graphs, pictures and other illustrative tools are usually used to make the report interesting and easy to read.
